Large projects rarely move forward without challenges. The difference comes down to how teams respond when leadership shifts or schedules tighten. Charter Construction’s work at Astor Club & Residences in Franklin is an excellent example of that mindset in action.

Developed by Southern Land Company, Astor Club & Residences is a new active adult community located within Westhaven. The 10-acre development will include 211 residences across three highly amenitized buildings designed to encourage walkability and connection throughout the neighborhood. Charter partnered with Choate Construction on the initial phase of the project, delivering structural concrete work across all three residential buildings and additional parking structures.

The scope involved more than 15,600 cubic yards of concrete, 887 tons of reinforcing steel, over 102,000 pounds of post-tension cable, and more than 81,000 working hours. Work included slab-on-grade construction, elevated podium slabs, retaining walls, parking structures, and slab-on-metal deck systems across multiple buildings.

Leadership Changes Without Losing Momentum

The project started under the leadership of longtime Charter superintendent Barry Molteni and his crew. Early in construction, Barry suffered a non-work-related ankle injury that forced him to step away from the project. Instead of slowing progress, Charter’s field leadership stepped in and kept the work moving.

Jose L. Zamarripa, known across the company as Primo, took over leadership for Buildings 1 and 2. His crew quickly stabilized operations and maintained strong production across both structures.

“Primo’s team crushed it,” shared Brent Roberts, Senior Project Manager at Charter. “The execution was impeccable.”

At the same time, Assistant Project Manager Jon Durham stepped into a much larger leadership role as the project progressed into 2026. Astor Club became a major milestone early in his career, as he assumed much of the day-to-day project management while Building 3 entered construction.

That transition required constant communication between the office and field teams. Charter’s crews, project management staff, and superintendents stayed closely aligned throughout the project to maintain schedule commitments and solve problems quickly.

Solving Challenges Across Multiple Buildings

Running multiple adjacent buildings simultaneously created logistical challenges from the beginning. Buildings 1 and 2 shared a single crane, forcing the team to think carefully about sequencing and material flow.

To keep work progressing efficiently, Charter implemented larger prefabricated formwork tables for the Building 2 podium deck. That approach reduced crane dependency and accelerated installation.

The team also navigated a difficult slab-on-grade and integral footing design while maintaining progress across all three buildings. Regular coordination meetings with Choate Construction helped keep subcontractors aligned and ensured the project continued moving forward without major disruptions.

Despite leadership transitions and field complexities, Charter improved upon the original schedule expectations established by the GC team.

Building Trust and New Partnerships

Astor Club marked Charter’s first project with both Choate Construction and Southern Land Company. For Charter’s team, that added another layer of importance to the work.

The project gave Charter an opportunity to demonstrate its approach to collaboration, communication, and field execution on a large, highly visible development inside Franklin city limits. The successful partnership has already opened conversations about future opportunities with Southern Land Company.

Projects like Astor Club reinforce what Charter values most: strong field leadership, reliable execution, and a team willing to step up when challenges arise. Those qualities helped keep this project moving forward from the first foundations through final structural progress.
