One of the biggest challenges property management teams face is figuring out how to tackle concrete repairs without disrupting residents’ daily routines. Closing parking decks or limiting access isn’t always an option. That was exactly the situation at West End Village Parking Garage in Nashville.
Charter Construction’s Restoration & Repair team stepped in to strengthen the elevated deck and retaining wall without disrupting operations. Over a focused six-week schedule, the crew completed horizontal crack repairs, vertical hydrophobic grout injection, spall repairs on both vertical and horizontal surfaces, and a new traffic coating system to protect the slab.
One of the most technical parts of the job involved hydrophobic grout injection. The process required tight sequencing and careful handling because the grout expands when it contacts water or humidity in the air. Charter’s team followed a strict order of operations to control the reaction, protect equipment, and fully seal active leaks. The result was a watertight repair that addressed the problem at its source.
Strategic phasing was another essential aspect of the project. Charter worked with ownership and facility managers before mobilizing to map out a step-by-step plan that kept parking available and tenants safe throughout the repair.
The result was a stronger, watertight structure that will last for years. For property teams, it’s a practical example of how the right repair partner can extend the life of a garage while keeping operations moving.
