Our recent work at West End Village showcased how we prioritize both engineering excellence and resident experience.
Charter was brought in by Carter-Haston, the property management representative for West End Village, to perform essential structural repairs and give the parking deck a much-needed uplift. Over six weeks, our team addressed concrete cracks and spalls before installing a new, durable traffic coating to restore the deck’s appearance and longevity.
Seamless Service Through Coordination
A structural repair project in a fully occupied residential building always requires careful choreography. Our client’s primary concern was repairing the damage while minimizing disruption to residents’ lives. The project kicked off with a meticulous planning phase, beginning with an inspection and a report that diagnosed the extent of the damage and recommended repair procedures.
“Before mobilizing, we worked with the ownership team to create a phasing plan that allowed them to keep the garage open and impact residents as little as possible,” explained Hank Arnold, Repair Specialist at Charter.
Project Manager Casson Buckner emphasized that communication was key to keeping the timeline tight. The initial project plan was developed in partnership with Carter-Haston. The work was carefully sequenced so property management could inform tenants when and where work would occur, ensuring Charter had the necessary room to complete tasks safely. Good field communication between Charter’s office staff and West End Village property management ensured seamless transitions as work progressed.
Innovative Approaches
The nature of concrete repair demands both precision and creativity. The Charter team employed several noteworthy techniques to execute complex repairs efficiently.
For crack repairs, the team found a resourceful solution for high-pressure grouting: rigging a paint sprayer machine to repair vertical cracks. They also used standard gravity-fed methods for horizontal top-of-slab cracking and epoxy-injected cracks in beams.
A unique waterproofing challenge involved a retaining wall that showed signs of water infiltration and rust stains. To address this, the team demoed a portion of the slab-on-grade outside the building to gain access to the negative side of the retaining wall. This was a challenging maneuver because the work was directly in front of the parking deck’s only entrance.
As Hank Arnold explained, this required “tight coordination and strong communication between Casson, our field team, and ownership.” After successfully gaining access, Charter partnered with Williams Restoration and Waterproofing, who provided the waterproofing services in conjunction with our repair efforts, before regrading and pouring a new slab.
Protecting the Structure for the Future
At the end of the project, the results spoke for themselves. The restoration work alleviated structural issues and will prolong the life of the building. The new traffic coating also improves curb appeal, protecting the owner’s investment while ensuring the safety of the tenants.
Arnold added that the owner’s decision to apply a deck coating system was one of the project’s most impactful outcomes. “The coating will significantly extend the life of the structure and reduce future maintenance and repair costs,” he said.
