As Nashville continues to grow, so do the opportunities and challenges for developers and contractors. Rapid urban expansion brings increased density, tighter job sites, and complex coordination requirements. Charter Construction has been at the forefront of helping general contractors and developers navigate these conditions with confidence, offering expertise and professionalism that ensure concrete scopes are executed accurately and on time.
That was definitely the case with construction on The Reservoir, a new multifamily residential community in the heart of the bustling Edgehill neighborhood. Charter partnered with Hardaway Construction to deliver the concrete foundations, slab-on-grade work, retaining walls, and two elevated slabs for this two-zone development.
In total, Charter poured 10,554 cubic yards of concrete, installed 549 tons of reinforcing steel, and logged nearly 60,000 work hours—all while finishing the job on schedule.

Laying the Groundwork for Everyone Else
The complexity of The Reservoir’s layout made coordination among trades absolutely critical. Unlike commercial office or industrial buildings that often follow a grid system, multifamily construction requires precise, irregular layouts to accommodate varying unit sizes and pre-fabricated materials for MEP trades.

“With a job like this, there’s no room for guesswork,” Brent said. “Everything had to be accurate to the inch so that the other trades could come in behind us and do their jobs without delay or rework.”
That level of precision required deep attention to the drawings, paired with active, on-the-ground leadership.
“We spent a lot of time cross-checking the architectural, structural, and layout drawings,” Brent added. “It wasn’t just about pouring concrete. It was about getting everything right to support the rest of the build.”
Finding Strength in Flexibility
The Reservoir is comprised of multiple buildings, each including hundreds of residential units and various amenity spaces. With separate schedules and footprints, the team had to carefully manage labor and logistics across the two buildings while also keeping pace with Hardaway’s overall timeline.
“We were constantly juggling two different progress tracks,” Brent explained. “It required us to flex our crews, often from one side of the job to the other, to make sure we were staying out ahead of other trades.”
Charter’s field team led the charge. Superintendent Amador Galindo and Foreman Jose Valdez worked in tandem to manage crews across both buildings and ensure consistent communication with other subcontractors and Hardaway’s two project superintendents.
“Amador was instrumental in keeping the job moving,” Brent said. “He was present, engaged, and made sure we were in sync with other trades. And Jose was an extension of that leadership—running point on the other building and making sure we had coverage wherever it was needed.”

Craftsmanship That Sets the Tone
Multifamily projects can sometimes prioritize speed over craftsmanship, but Charter was intentional about setting a professional tone on-site and bringing a high standard to every pour.

That level of ownership and precision helped Charter maintain momentum and ensure a successful handoff at each stage of construction.
