Located in the heart of a bustling Nashville neighborhood, the Crestmoor at Green Hills stands as a prime example of a luxury retirement living community done right. With architectural complexity, a dense jobsite footprint, and a fast-moving schedule, this project demanded thoughtful planning, tight coordination, and a strong team from start to finish. For Charter Construction, Crestmoor became an opportunity to showcase what’s possible when experience, innovation, and collaboration come together.

Laying the Groundwork for Success

Spanning more than 17,000 cubic yards of concrete and over 1,100 tons of reinforcing steel, Crestmoor required both technical precision and field-tested efficiency. Charter’s scope involved planning, procuring, and executing structural cast-in-place concrete, including formwork and reinforcement installation.

Despite the complexity, the field team, with key contributions from Armando Caballero (Superintendent), Cameron West (Layout), and Toni Feltz (Formwork Superintendent), to name a few, showed up ready each day, prepared ahead of time, participated in daily huddles, and stayed adaptable with sequencing.

“Our crew’s performance directly impacted the success of the early phases of the project,” said Jonathan Rizkallah, Senior Project Manager. “They kept a tight handle on quality and layout accuracy, which was critical given the tight site and architectural expectations.”

 It was this day-to-day discipline that laid a solid foundation—literally and figuratively—for the entire build.

Rising to the Challenge of a High-Rise

The project presented several challenges from the very beginning, particularly around tight site access and scheduling.

“We originally had a very fast-paced schedule,” shared Spencer Burge, Assistant Project Manager. “The solution was to sit down and work closely with the General Contractor to produce an overall schedule that remained efficient but gave all subcontractors involved enough time to put their work in place.”

This collaborative approach was a significant difference-maker for the project. It relieved stress on the field team, improved working conditions, and, ultimately, elevated the quality of the work across the board.

“There were several weeks where the field team worked overtime just to meet the schedule,” Spencer said. “But once the new schedule was in place, it created a smoother environment to work, which produced better work itself.”

Tight access also meant carefully orchestrated equipment and material deliveries. “Working around other trades in a dense urban footprint required constant coordination,” Jonathan added. “Our field team rose to the challenge by staying nimble, adjusting formwork strategies, and being proactive with logistics.”

Innovative Sequencing That Delivered Results

Crestmoor’s success also came down to strategic innovation. The Charter team developed a detailed pour map closely tied to MEP coordination, which helped minimize conflicts around slab penetrations and blockouts.

“With so many trades overlapping in tight areas, we worked side-by-side with the MEP subs to ensure everything was accounted for before concrete placement,” Jonathan explained.

By staying ahead of these details, the team avoided rework and maintained momentum on the jobsite—a critical factor in keeping the project on schedule.

Collaboration Turns Problems into Progress

One of the clearest themes to emerge from the Crestmoor experience was the strength of Charter’s teamwork, both internally and in partnership with other trades and the GC.

“From our standpoint as the concrete subcontractor, the collaboration with both the GC’s leadership and our field crew was smooth and productive,” Jonathan said. “That alignment helped us respond quickly to design tweaks or site conditions and kept our pour schedule on track.”

This level of communication extended to the smallest problem-solving moments on site.

“We had several meetings and phone calls to review the structure and shop drawings,” Spencer shared. “We would identify the problem, and together we would find and create a solution to be implemented.”

It was a rhythm that allowed the entire team to find its stride and perform at a high level, even when the pressure was on.

“The Crestmoor at Green Hills reflects Charter’s ability to deliver complex residential work with a high level of finish. It’s a solid example of Charter leading a well-executed team effort,” Jonathan stated.

A Project That Stands Above the Rest

For both Jonathan and Spencer, Crestmoor was more than another build—it was a milestone.

“From the concrete team’s point of view, the most rewarding part was seeing how clean and precise the final structure turned out,” Jonathan said. “It’s satisfying to know our scope was executed with care and helped set the tone for the rest of the trades to follow.”

For Spencer, it was personal. “Because this was my first project at Charter, the most rewarding aspect was simply completing the project,” he said. “To be able to start with a hole in the ground and then look up at this tall structure was so gratifying. To know that my work was part of something bigger than me.”
